Layout Guide: Designing a Family Room + Office in an Open Loft Space

Often the trickiest part of designing a space, finding the right layout for your room can be a challenge. This week we’re serving up two solutions for an office/family room in an open loft space.

Attic lofts can be amazing spaces, but they also come with their own set of quirks. If you have a funky loft area in your home, you might be wondering how to make the space work for your needs. The good news is that with a little planning, attic loft designs can have huge potential! This week we look at how we can arrange a loft to fit both a family room and office with two clever and functional layout ideas.

The Challenge: Designing an attic loft to allow for a designated office area and comfortable family room with lots of space for lounging, playing, and watching TV.

loft designIdea #1: Flexible Sectional Layout

The loft layout idea #1 is all about creating a designated area for cozy family time. The sectional facing the TV makes the layout perfect for family movie nights. We included plenty of seating – and the flexibility of the sectional leaves room for both a play area and a work station. Overall it creates a cozy space that doesn’t feel cluttered.

Ample Seating

The sectional can be arranged in different ways to optimize seating depending on your needs. Plus, the armchair, coffee table and ottoman all provide extra seating as needed.

Attic Loft Friendly

The low furniture hugs the walls and tucks under the a-frame ceilings without wasting space. Since room is tight, we added lots of extra storage in the form of trunks, credenza, storage ottoman and baskets to tuck away all clutter.

Space to Work and Play

The desk is a great small space solution that offers a functional workspace that can double as a side table for the sofa. With room left, we included a play teepee, which provides a kid area that is tucked away from the TV viewing. Finally, the indoor/outdoor rug is perfect for a play space, as it’s durable and easy to clean.

Our loft layout idea #2 puts the emphasis on more conversational seating by keeping the TV as part of the design, but not the main focus. One sofa faces it with while the other sofa and chair face toward the center of the room. And the two remaining corners make for perfect work/play areas.

Here the desk is tucked into the back corner by the closet for a separate workspace that is still part of the family fun. The small table set-up also makes a great, tucked-away play space for kiddos to get creative.

A Loft for Lounging

In this design, the seating is super comfy and geared toward conversation and lounging, but the design also makes it easy to watch TV. The two sofas also offer ample seating (just as much as the sectional) but also give the room an eclectic feel, so it’s not too matchy-matchy.

Slanted Ceiling Friendly

Sloped ceilings can be a real design challenge. Since you can’t hang your art, propping it against the wall is a great solution that makes use of what wall space your have and adds visual interest to the room.

My Modsy Story: A New Marriage Deserves a New Design

Newlyweds Liza and Dave were ready to merge their styles into one new design, but they were nervous about making a big purchase that wouldn’t work out.

The Backstory

After their marriage, these newlyweds were ready to embrace a mutual aesthetic

Although my husband Dave and I just got married about a year ago, we’ve actually lived together for several years. Luckily for us, we’re pretty accomplished at merging our styles and furniture into one space. After our wedding, we decided it was time to change things up and design a new space that reflected this huge step in our lives.

The Design Dilemma

Too much of a good thing

Dave and I were in agreement about our design goals, and we decided to focus on giving our living/dining space a fresh look. I enjoy home design and wanted to be super hands-on with the process, but found it surprisingly difficult to envision how all the different pieces of furniture would look together in our space.

We were also a bit nervous about buying new furniture only to discover our space might feel too cramped. What we really needed was to see the design before committing to any changes.

The friend connection

Luckily, one of my good friends actually works at Modsy and raves about the company all the time. A few other friends had told me about their positive experiences as well, so I was confident this would be the perfect solution for us.

Going into the process I was super excited and had zero skepticism. I think the company brings a really valuable piece to the design equation, as it’s so important to see how new furniture will look before spending more than a month’s rent!

I immediately loved our Modsy designs. Our first had a layout that matched our existing one and our second design showed us something totally new. It was nice to see these options, and we would never have thought of the alternative layout if Modsy hadn’t suggested it.

Additionally, I loved that I got the chance to express my creativity by creating multiple designs on my own. I wound up with eight designs total, and the final one was my favorite. It truly encapsulated everything Dave and I wanted in our new space.

The Real Results

New design ideas, realized

In the end, we decided to go with the new layout Modsy suggested. It was totally different than the layout we’d been living with before and we would never have thought of it on our own.

The furniture our designer suggested was also right on target with the style we were going for. I wanted to buy a couch and a dining table, and we ended up purchasing both from our final Modsy design. We got a round dining table (thanks to our designer’s suggestion!) instead of a rectangular one, which is another idea I never would have considered!

All in all, we saved so much time using Modsy as we didn’t have to shop around and struggle to find the right furniture pieces. Thanks Modsy for bringing our vision to life!
